Sometimes when you are renting out your property something may occur, where an item in the house is damaged by your tenant.  As a general rule, this is a pure accident, where someone drops a glass of red wine on your carpet,  a candle that a tenant is burning falls over, or something is dropped on to a vanity or kitchen surface creating a crack.

There are times where this can be dealt with immediately and this is when a tenant has informed our office of the damage and been upfront about what has happened.  In a perfect world, this is what would happen every time, but as a property manager I can tell you that this does not happen as often as we would like.

In a small percentage of cases, we may not know about the damage until a tenant vacates the property.  It is easy to place a piece of furniture over something on the carpet, or a soap container or handtowel over the damage if it is on a vanity or a benchtop.  We do a visual inspection of the property only at our routines and if a tenant wants to hide something from us, this then makes our job harder.

There are very strict rules that we must abide by when we are claiming compensation for something that has been damaged.  These rules have been set out by NCAT and if a tenant is refusing to repair damage that has been caused by them for any reason, this is the method that we are stuck with regarding claiming compensation towards the damage.
